Watkins Centre has been designed as a fully-integrated mixed-use development located in a high-growth, high-income area, that can only be described as "Main & Main". Upon build-out, Watkins Centre will serve as the employment center for Western Richmond, incorporating the latest in building design and technology. High-fashion shopping, integrated residential, multi-modal transportation, walking paths, and abundant landscaping all make Watkins Centre "The Place to Live, Work, and Shop".

History

The Watkins Centre land held by Watkins Land, LLC, was originally accumulated by J. B. Watkins and his brother, Tyree, beginning in 1876. This land was originally utilized by J. B. Watkins and his family for the production of nursery stock. The land has been recognized as a "Century Farm" in Virginia with ongoing production of landscape size trees and plants.

For over 125 years this Watkins land has produced trees and plants that have complemented the health of the environment in which people live and work in Virginia and many metropolitan areas from the south to the mid-Atlantic and northeast regions of this nation.

The land has been and continues to be an abundant resource for nursery production. The generations of Watkins have been stewards of their resource and have been mindful of its continued vitality. Today this Watkins land represents the foundation of a new growth that will support the environment that people want to live and work in. This land is Watkins Centre.

Utilities

Chesterfield County public sewer and water service is available on Watkins Centre property. An existing 27" gravity sewer line is located on the northern end of the site along Michaux Creek with adequate capacity to serve Watkins Centre. A 24" water main exists along U.S. Route 60 through the property with adequate pressure and volume to serve Watkins Centre.

Roadways

Watkins Centre can be accessed by U.S. Route 60 (Midlothian Turnpike) just west of the town of Midlothian. A full cloverleaf interchange with Route 60 and Interstate Route 288 will be completed in the summer of 2003 and will provide access from points North, South, East and West. In addition, Watkins Centre Parkway will serve as an internal collector road for enhanced access.

A portion of the project will be dedicated to the development of a new urban core characterized by mid-rise and high-rise office, hotel and conference centers. The regional center being the highest plateau in western Richmond will capitalize on the areas existing topography, natural features and history as a landscape nursery to create a unique, integrated development.
